Educational infrastructure is the main driver of capital appreciation. Lumio School (built on the site of the former American Academy in Acheleia) has created a powerful cluster around itself.
Hundreds of high-income expat families have moved here. They do not need old houses — they need a modern environment. This has created a shortage of quality rental stock within a 5-7 minute radius of the school.

Geroskipou has stopped being a district of small private houses. Major developers (such as bbf, INEX) have come in with projects of a completely different level.

When large capital enters a district, it pulls road improvements, street lighting and retail along with it. Moreover, when genuinely new roads and junctions are built, they are already designed for higher traffic and immediately get proper pavements with cycle lanes (something you cannot do inside the city). We are seeing classic gentrification: the district is rapidly getting younger and "more expensive" in terms of who lives there.
Strategic logistics
Geroskipou is a unique point where several things converge:
- Direct access to the highway (10 minutes to the airport, 40 minutes to Limassol). Incidentally, the junction with the new section of the highway to Polis will be right next to Geroskipou.
- Proximity to the centre of Paphos (5-8 minutes by car).
- The widest coastline in the region.
Our verdict: Geroskipou is now in a take-off phase. The price per square metre here is still 15-20% lower than in the popular districts of Paphos, but the growth potential towards 2028 is higher thanks to the new infrastructure anchors.
